1.     Building accessibility. To be considered compliant with the standards of Equal Opportunity Housing, the building must be able to accommodate people of all abilities. This includes ADA-accessible ramps at the entrance, elevators, wide doorways and hallways, and other safety features.

2.     Common areas. Examples of common areas include gyms, swimming pools, study rooms, or mail rooms with accessible bathrooms and parking spaces. There must also be a safe and clear route to and from these common areas.

3.     Working doors. Not only must doors be in working condition, but they must be ADA-compliant; whether this means opting for push-button operated doors or simply lowering the handles for those maneuvering by wheelchair, a working door must also take no less than five seconds to close.

4.     Protected and ADA-compliant walkways. Routes to parking lots, community areas, leasing offices, and the units themselves must be clearly delineated within the building and on its campus, too.

5.     Accessible unit environmental controls. All thermostats, outlets, light switches, etc. must be in locations where they are ADA-accessible.

6.     ADA-compliant kitchens and bathrooms. Kitchen sinks, microwaves, and other fixtures must be in accessible locations for differently-abled tenants. This regulation includes maximizing the countertop depth at 25 inches.

7.     Supportive bathroom walls. Bathroom walls must be reinforced to the point that they can support a stabilizing bar within the shower or bath and/or near the toilet.
